Building pathology is the study and understanding of buildings, and in particular building defects and their associated remedial works. Building defects can occur due to a wide range of issues relating to poor design, material choice, specification, workmanship, a lack of maintenance, improper use, or environmental factors. Defects can be classed as patent, which means they can be discovered through reasonable inspection, or latent, which means they cannot be reasonably inspected (such as issues with foundations).
A surveyor undertaking building pathology and defect inspections must be knowledgeable in building form and materials and have a good understanding of how various factors affect them.
In the first instance our experienced and knowledgeable team would undertake a site visit to diagnose the defect and then provide a subsequent letter report to summarise our findings and advice on appropriate remedies. If required, we can also assist clients by arranging for remedial works to be undertaken on their behalf.
